1. Scope of Application

These Terms and Conditions apply to the use of deetorjai-farm.com and to all accommodation bookings made through our website.

By using the website and/or placing a booking, you agree to these Terms.

2. About Us

Deetorjai FarmStay (“we”, “us”) is a privately operated farm stay located in Nan, Thailand.

The website uses a custom-built booking system (BellaVista) operated directly by the property owner.

3. Booking Process and Contract Conclusion

Bookings are made through our direct booking system on the website.
Prices and availability are shown during the booking process.
A booking becomes binding only when payment is successfully completed and we have issued a booking confirmation (on-screen and by email).

Incorrect information / availability mismatch / obvious errors:

We may reject or cancel a booking if (a) required information is missing or incorrect, (b) payment is not completed, (c) the selected dates/rooms are not actually available due to an unexpected system mismatch, or (d) an obvious pricing or technical error occurred.

If payment has already been captured for a cancelled booking under this section, we will refund the amount paid.

4. Payments (Stripe)

Payments are processed via Stripe. Depending on the payment method, Stripe may process personal data such as name, email address, payment details, and billing information. We do not store full credit card details on our servers.

All transactions are subject to Stripe’s terms and privacy policy.

5. Prices, Currency, Taxes

Unless stated otherwise, prices include applicable local taxes.

Currency: Prices may be displayed in different currencies. The final charged amount and settlement currency may depend on your payment method, card issuer, and Stripe. Your bank may apply exchange rates or additional fees, which are outside our control.

We reserve the right to correct obvious pricing mistakes. If such a correction affects a booking after payment, you may choose either a full refund or to proceed at the corrected price (where legally permissible).

6. Cancellations, Changes, No-Show

Cancellation and change conditions depend on the selected rate/offer and are shown clearly during checkout before you pay.

Unless the selected rate states otherwise:

Cancellations: If a refund is due, it will be processed back to the original payment method. Processing times depend on Stripe and your bank.
Changes: Date or guest changes may be treated as a cancellation and rebooking, depending on the selected rate and availability.
No-show / Early departure: If you do not arrive on the check-in date, or if you leave early, refunds are only provided if your selected rate explicitly allows it.

7. Check-in, Guest Information, House Rules

Guests must:

respect the property, staff, neighbors, and other guests;
comply with applicable Thai laws and regulations;
follow the house rules communicated before or during arrival.

For check-in and legal compliance, we may require guest information such as full name and identification/passport details.

We may terminate a stay without refund in case of serious violations, illegal activity, threats to safety, or significant property damage, to the extent permitted by law.

8. Liability

We are not responsible for disruptions caused by events beyond reasonable control (force majeure), including natural disasters, government measures, power outages, or third-party service failures.

To the maximum extent permitted by law:

We are not liable for indirect or consequential damages.
For damages directly related to your booking, our liability is limited to the amount you paid for the booking.

Nothing in these Terms limits or excludes liability where such limitation/exclusion is not permitted by applicable law (for example, in cases of intent, gross negligence, or personal injury).

9. Intellectual Property

All website content (text, images, branding) is the property of Deetorjai FarmStay or used with permission.

Embedded or linked third-party content (e.g., TikTok) remains the property of its respective owners and is displayed via official links/features.

10. Governing Law and Disputes

These Terms are governed by the laws of Thailand.

Disputes shall be handled under Thai jurisdiction. Nothing in these Terms affects mandatory consumer rights under applicable laws that cannot be excluded by contract.
